Kitchen remodeling in Prince George's County
A major midrange kitchen remodel in the Washington, DC market cost $79,9881 in the 2025 Cost vs. Value report, against $82,7932 nationally. In Prince George's County the house sets the scope: 54%3 of homes were built before 1980, so a kitchen may still sit on original wiring, flooring and drain lines, and the county's median home value of $426,0004 is a useful ceiling to plan against.

Kitchen prices for the Washington market
The 2025 Cost vs. Value report has no Prince George's County page; the county falls under its Washington, DC market. Each row sits beside the national average from the same edition, which is the newest one published.
| Measure | Washington, DC market | U.S. average |
|---|---|---|
| Minor kitchen remodel, midrange, job cost | $27,3081 | $28,4582 |
| Major kitchen remodel, midrange, job cost | $79,9881 | $82,7932 |
| Major kitchen remodel, upscale, job cost | $160,1041 | $164,1042 |
Cost vs. Value's minor midrange kitchen job keeps the cabinet boxes in a dated 200-square-foot kitchen and replaces the cabinet fronts and hardware, the range and refrigerator, the laminate counters, the sink and faucet, and the flooring, then repaints.5 In a 1960s or 1970s kitchen whose layout still works, a refresh along those lines can stretch a budget much further than a full tear-out.
How old the county's kitchens are
Census counts by decade show how much of Prince George's County's housing went up in the 1960s, set against the whole Washington metro.
| Measure | Prince George's County | Washington metro |
|---|---|---|
| Homes built before 1980 | 54%3 | 45%3 |
| Homes built 1960–1969 | 18%3 | 11%3 |
| Homes built 1950–1969 | 30%3 | 20%3 |
A kitchen this age may have had new cabinets and counters once already, while the circuits behind them and the drain under the sink are more likely to be original. Ask for both to be checked before anyone gives you a fixed price.
Detached houses and townhouses
Census counts of single-family homes that stand alone and those that share a wall with the house next door, for the county and the metro.
| Measure | Prince George's County | Washington metro |
|---|---|---|
| Single-family detached homes | 49%6 | 44%6 |
| Townhouses and other attached single-family homes | 17%6 | 20%6 |
In a townhouse, the side walls belong partly to the neighbors, so a range hood duct has to leave through the front wall, the back wall or the roof. Settle that route before you pick the hood.
Gas lines and electric ranges
The Census Bureau records how homes are heated rather than how people cook, but a gas-heated house already has a gas service that a range could share.
| Measure | Prince George's County | Washington metro |
|---|---|---|
| Homes heated with utility gas | 53%7 | 48%7 |
| Homes heated with electricity | 41%7 | 45%7 |
Going from an electric range to gas adds a pipe run, a WSSC Water permit and an inspection; going the other way may need a new circuit from the panel. Get both priced before you decide.
What homes here are worth
The county's median owner-occupied home is worth less than the Washington metro median, which is worth keeping in mind when a kitchen plan starts to grow.
| Measure | Prince George's County | Washington metro |
|---|---|---|
| Median value, owner-occupied homes | $426,0004 | $579,9004 |
Next to a county median of $426,0004, the Washington market's minor midrange kitchen at $27,3081 and its major midrange kitchen at $79,9881 are very different bets. The houses nearby are the surer guide to which one fits.
What the trades are paid
These are BLS medians for the whole Washington metro; BLS doesn't publish them for Prince George's County. The cabinetmaker row covers the shop workers who build cabinets, not the crew that hangs them.
| Measure | Washington metro | United States |
|---|---|---|
| Electricians, median hourly wage | $36.50/hr8 | $30.38/hr8 |
| Plumbers, median hourly wage | $34.55/hr8 | $30.67/hr8 |
| Carpenters, median hourly wage | $29.23/hr8 | $29.12/hr8 |
| Cabinetmakers and bench carpenters, median hourly wage | $26.39/hr8 | $22.44/hr8 |
Electricians earn the most of these four trades here and sit furthest above their national median. Refacing cabinets and keeping outlets where they are spends less of the budget on those hours.
Which plant's water reaches your sink
WSSC Water says the area around Laurel gets Patuxent water, the middle of Prince George's County gets a blend from both plants, and a large portion of lower Prince George's County gets Potomac water.9 The two plants' yearly averages are far apart.
| Measure | WSSC Water |
|---|---|
| Hardness, yearly average, Patuxent Water Filtration Plant | 70 mg/L10 |
| Hardness, yearly average, Potomac Water Filtration Plant | 154 mg/L10 |
WSSC Water describes Potomac River water as hard, typically averaging about 120 to 130 mg/L of dissolved calcium and magnesium, and Patuxent water as soft, typically averaging about 60 to 65 mg/L.9 A dishwasher on Potomac water in the southern part of the county is likelier to leave film on glasses than one near Laurel, so a rinse aid and a filter on the ice-maker line earn their keep there.
Permits
Prince George's County's Department of Permitting, Inspections and Enforcement (DPIE) handles the building, electrical and mechanical permits for a kitchen, and WSSC Water handles the plumbing and gas side. Cabinets, counters and a new floor laid on the subfloor need no permit; replacing the stove exhaust does, and only a licensed contractor can pull that electrical permit. Check first whether your city or town adds a permit of its own.
- Prince George's County's permitting department says remodeling a kitchen requires permits and inspections, and it offers an online permit history search by street address.11
- Prince George's County treats any construction or renovation of an existing structure, other than a repair or an addition, as an alteration, and some alteration projects need more than one permit.12
- Prince George's County's permit chart lists painting, installing carpet, replacing a kitchen or bathroom counter, installing kitchen cabinets and replacing an interior door as work that needs no permit.13
- Prince George's County's permit chart lists installing a hardwood or asphalt tile floor on a subfloor and replacing switch plates as work that needs no permit.13
- Prince George's County's permit chart lists replacing a kitchen stove exhaust as work that needs an electrical permit, which only a licensed electrical or mechanical contractor can obtain.13
- Prince George's County's permit chart lists replacing electrical wiring and relocating switches, outlets, lighting fixtures or sub-panels as work that needs an electrical permit, which only a licensed electrical contractor can obtain.13
- WSSC Water's code needs no plumbing permit to replace a fixture or appliance of the same kind in the same place without altering the rough-in piping, but requires a short form permit to install one for the first time on existing piping and a long form permit to modify, extend or relocate plumbing.14

Updating a 1960s or 1970s Prince George's kitchen
18%3 of the county's homes were built in the 1960s alone. In a split-level or rambler from those years, the kitchen often shares a wall with the dining area, and taking that wall out is a frequent request. Ask whether it holds up the floor or roof above before anyone sketches an island.
Old resilient flooring is the first thing to test. The EPA lists vinyl floor tile, vinyl sheet backing and flooring adhesives among products that may contain asbestos, which is released mainly when the material is disturbed.15 Vinyl tile and sheet goods from the 1960s and 1970s fall squarely in that group, so have a sample checked before the floor comes up. The EPA advises having an accredited asbestos professional inspect before a remodel that could disturb suspect materials, and not sanding or power-stripping suspect flooring yourself.16
The EPA says a kitchen remodel may be a chance to seal electrical, plumbing and vent openings in walls that are opened, and that replacing cabinets can expose soffits that are otherwise hard to reach.17 In a split-level, the boxed soffits above the wall cabinets can also hide duct runs to the rooms upstairs, so ask what's inside before they're cut open.
Who permits the hood, the wiring and the gas
Maryland's Building Performance Standards, in COMAR 09.12.51, incorporate the 2021 International Residential Code by reference.18 The 2021 International Residential Code says a kitchen range exhaust must discharge outdoors through its own airtight duct with a backdraft damper, never into an attic, crawl space or other indoor area; listed ductless hoods are the exception.19 Prince George's County's permit chart lists replacing a kitchen stove exhaust as work that needs an electrical permit, which only a licensed electrical or mechanical contractor can obtain.13
DPIE doesn't review plumbing plans or issue plumbing permits; all plumbing permits in Prince George's County are issued by WSSC Water, which also handles plumbing inspections.20 Under WSSC Water's code, even replacing a gas appliance of the same kind, load and location in a house needs a permit, as does installing a gas appliance for the first time on existing gas piping.14 Ask whether the company's plumber holds a WSSC Water license, since the county's permit doesn't cover that part of the job.
Prince George's County mechanical permits are applied for online in the Momentum system by a master HVACR contractor licensed by Maryland who has registered with the county.21 If heating or cooling ducts that run through the kitchen will move, ask who on the job will hold that mechanical permit.
Planning the kitchen for later years
More than one in four adults 65 and older fall each year.22 In a rambler, the kitchen is already on the one floor you'd keep using; in a split-level, count the steps between the kitchen and the front door before deciding where everyday storage goes.
The National Institute on Aging suggests keeping frequently used pots, pans and utensils where they are easy to reach, and preparing food while seated to prevent fatigue or loss of balance.23 Pull-out shelves in the base cabinets and a counter section you can sit at do exactly that. NAHB's Certified Aging-in-Place Specialist (CAPS) credential trains remodelers in home modifications for aging in place.24

After you're connected
Search the company in Maryland's license records yourself before the first estimate visit. Maryland's Home Improvement Commission licenses home improvement contractors and salespersons, and its License Search shows whether a license is current.25 Check a Maryland license
Prince George's County says that unless the homeowner does the work, every home improvement project must use a contractor licensed by the Maryland Home Improvement Commission, and a home in a subdivision with a homeowners association may also need the association's approval.12 WSSC Water says its code requires the plumber or gasfitter to warranty the work for one year inside the building, counted from the date of final inspection approval.26
