Kitchen remodeling in Anne Arundel County

In the 2024 Cost vs. Value report, a minor midrange kitchen remodel cost $26,9901 across the Baltimore market, which takes in Anne Arundel County. The local factor is fuel: only 37%2 of the county's occupied homes heat with utility gas and 50%2 with electricity, so a gas range may mean running a new line, which needs a county gas permit.

What kitchens cost in the region

Cost vs. Value treats the county as part of its Baltimore market. These 2024 Baltimore prices are the newest it has for the region:

MeasureBaltimore marketU.S. average
Minor kitchen remodel, midrange, job cost$26,9901$27,4923
Major kitchen remodel, midrange, job cost$78,7741$79,9823
Major kitchen remodel, upscale, job cost$157,6791$158,5303

Going from a refresh to a full remodel changes the price far more than anything local does. Decide on scope first, then compare quotes against the matching row.

Gas or electric

The Census Bureau's count of homes by heating fuel is a quick read on how many houses have gas service at all.

MeasureAnne Arundel County
Occupied homes heated with electricity50%2
Occupied homes heated with utility gas37%2
Occupied homes heated with fuel oil or kerosene8%2
Occupied homes heated with bottled or tank gas3%2

Electric heat is the most common setup here. In those homes a gas range means a new gas service or a propane tank, plus a county gas permit, so price an induction or electric range alongside it.

How old the houses are

Census counts of homes by decade built, county against metro.

MeasureAnne Arundel CountyBaltimore metro
Homes built before 198045%456%4
Homes built 1990 or later40%4–
Homes built before 19405%415%4

Kitchens built since 1990 were often designed with an island or a family room alongside, so many remodels here are about finishes and appliances. In an older ranch, the bigger question is whether to open the kitchen to the rooms around it.

Detached and attached homes

One-unit detached homes59%5–
One-unit attached homes, such as rowhouses and townhouses21%528%5

In a townhouse, the hood duct and any new window face a shared wall on two sides, and a homeowners association may have its own rules about exterior vents.

Kitchen budgets next to home values

Median owner-occupied home value, county and metro.

MeasureAnne Arundel CountyBaltimore metro
Median home value (owner-occupied)$467,9006$391,3006

With a county median of $467,9006, a major midrange kitchen at the regional $78,7741 fits most houses here, and an upscale one is easier to justify than in much of the metro.

Summer heat at BWI

Normals for 1991–2020 from BWI Marshall Airport, at the north end of the county.

MeasureBWI Airport
Days a year with a high of 90°F or more34 days7
Days a year with a low at or below freezing93 days7

Hot summer days plus cooking heat are a reason to duct the range hood outdoors rather than recirculate; winter nights below freezing are a reason to keep sink supply lines out of an uninsulated outside wall.

Regional wages for kitchen trades

These medians are for the whole Baltimore-Columbia-Towson metro, which includes the county; BLS doesn't break out Anne Arundel.

Cabinetmakers and bench carpenters, median hourly wage$24.23/hr8$22.44/hr8

Permits

Anne Arundel County's Department of Inspections and Permits covers the county outside Annapolis. A kitchen remodel inside the existing walls is permitted as a residential alteration, and a sink that moves or a gas range new to the room adds a plumbing or gas permit from a licensed trade. Inside the City of Annapolis the city's own office issues permits, and in its Historic District any change to the outside of the house, such as a new hood vent, also needs a certificate of approval.

  • Anne Arundel County's Single Family Dwelling Permit counts as a building permit and covers interior and exterior alterations to an existing single-family home.9
  • In Anne Arundel County a plumbing permit is required for adding or relocating fixtures and piping, including piping for future use.10
  • Anne Arundel County requires a gas permit for adding or relocating gas fixtures, appliances or piping.11
  • Anne Arundel County says licensed electricians, plumbers and mechanics may apply for trade permits.12
  • Anne Arundel County takes permit applications online through its Land Use Navigator system, which is also where inspections are scheduled and results checked.10
  • In the City of Annapolis, an owner who plans to alter or repair a building, or to install, alter or replace any electrical, gas, mechanical or plumbing system, must first apply to the city for the permit its code requires, and an authorized agent may apply for the owner.13
  • In the Annapolis Historic District, every exterior project needs a certificate of approval, even one that is exempt from a building permit.13

Kitchens across Anne Arundel's houses

Anne Arundel's housing runs from prewar cottages to houses finished this decade, with 40%4 built in 1990 or later. In a newer house, the remodel usually keeps the layout and changes cabinets, counters and appliances.

In the 45%4 of homes built before 1980, kitchens tend to be smaller and closed off. For homes built before 1978, the EPA advises hiring contractors who use only lead-safe certified renovators.14 The EPA lists vinyl floor tile, vinyl sheet backing and flooring adhesives among products that may contain asbestos, which is released mainly when the material is disturbed.15

Gas, venting and the rules

Anne Arundel County requires a gas permit for adding or relocating gas fixtures, appliances or piping.11 If the house has never had gas, ask the company who arranges the service line or tank and how long that adds to the schedule.

The 2021 International Residential Code says a kitchen range exhaust must discharge outdoors through its own airtight duct with a backdraft damper, never into an attic, crawl space or other indoor area; listed ductless hoods are the exception.16 Where a home has a fuel-burning appliance that is neither direct-vent nor mechanically vented, the 2021 International Residential Code requires makeup air for any exhaust system able to move more than 400 cubic feet per minute.17 A big gas range with a powerful hood is where make-up air comes up, so ask about it before you choose the hood.

Well water from deep aquifers

Anne Arundel County's 13 water treatment facilities draw from the Upper Patapsco, Lower Patapsco, Patuxent and Aquia aquifers, through wells 150 to 1,550 feet deep.18 Annapolis runs its own system: The City of Annapolis draws its drinking water from eight wells drilled into confined aquifers.19

Neither report gives a hardness number. A water test before you buy a dishwasher, ice maker or filter tells you whether treatment is worth adding while the sink plumbing is open.

Planning a kitchen for the long run

In Anne Arundel, someone seventy-five or older heads 12%20 of owner-occupied households. The National Institute on Aging suggests keeping frequently used pots, pans and utensils where they are easy to reach, and preparing food while seated to prevent fatigue or loss of balance.21 A newer open kitchen often has room for a lower counter section or a pull-out work surface, so ask about one.

Anne Arundel County's Supporting Older Adults with Resources (SOAR) program, for older adults who need long-term services and supports, can include safety-related minor home repairs and modifications, subject to yearly funding and eligibility review.22 Tell the company on the call that the kitchen has to suit you in later years, and ask what aging-in-place projects it has finished. NAHB's Certified Aging-in-Place Specialist (CAPS) credential trains remodelers in home modifications for aging in place.23

Questions people ask

What does a kitchen remodel cost in Anne Arundel County?

The county is priced with the Baltimore market. There, in 2024, a minor midrange kitchen ran $26,9901, a major midrange kitchen $78,7741 and a major upscale kitchen $157,6791, before any local surprises.

Can I add a gas range if my house is all-electric?

Usually, but it's more than an appliance swap. 50%2 of the county's homes heat with electricity, and many of those may have no gas line at all. Anne Arundel County requires a gas permit for adding or relocating gas fixtures, appliances or piping.11

How long does an Annapolis permit take?

The City of Annapolis says a building permit generally takes about 2 to 3 weeks to process and simple permits may be issued sooner, while plumbing, mechanical and electrical permits are in many cases issued within 24 hours of submittal.25 Tearing out walls is its own step there: Annapolis requires a demolition permit for interior demolition, with a floor plan showing where everything is located, especially when the structure will change.25
