Bathroom remodeling in Anne Arundel County

Anne Arundel County is part of the Baltimore market, where a midrange bathroom remodel cost $25,7941 in the 2024 Cost vs. Value report. The local factor is a split housing stock: 45%2 of the county's homes were built before 1980 and 40%2 in 1990 or later, so the job can be anything from gutting an original ranch bath to updating a newer primary suite.

Cost across the Baltimore market

Cost vs. Value counts Anne Arundel as part of its Baltimore market and doesn't price the county separately. Its 2024 Baltimore figures, beside the national ones:

MeasureBaltimore marketU.S. average
Midrange bathroom remodel, job cost$25,7941$25,2513
Upscale bathroom remodel, job cost$79,8961$78,8403
Universal-design bathroom remodel, job cost$41,2961$40,7503

The size of the room and whether the shower or tub moves will shift your price far more than the small gap between Baltimore and the national average.

Older and newer houses

Census counts by decade built. Anne Arundel kept growing long after the older suburbs closer to the city filled in.

MeasureAnne Arundel CountyBaltimore metro
Homes built before 198045%256%2
Homes built 1950–196921%222%2
Homes built 1990 or later40%2–

The county's housing is younger than the metro's as a whole. Behind the wall of a bath built since 1990, the plumbing is newer, so there are usually fewer surprises than in a house from the 1950s.

What kind of houses they are

Census counts of single-family homes, by whether they stand alone or share a wall.

MeasureAnne Arundel CountyBaltimore metro
One-unit detached homes59%4–
One-unit attached homes, such as rowhouses and townhouses21%428%4

Most homes here are detached, which usually leaves room to vent a bath fan out a side wall. Townhouse owners should also check what their homeowners association allows before work starts.

Home values here

Median value of owner-occupied homes in the county and the metro.

MeasureAnne Arundel CountyBaltimore metro
Median home value (owner-occupied)$467,9005$391,3005

Homes here are worth more than the metro median, so an upscale bath at the regional price of $79,8961 is a smaller share of a typical county house than it would be elsewhere in the region.

Who owns the homes

Census counts of households by tenure and by the age of the householder.

MeasureAnne Arundel CountyBaltimore metro
Homes occupied by their owners75%6–
Owner-occupied homes headed by someone 65 or older30%631%67

Most homes here are lived in by their owners, many of them past sixty-five, so a bathroom remodeled now may need to work for them well into their later years.

Weather at BWI, inside the county

BWI Marshall Airport sits on the county's northern edge, and its 1991–2020 normals describe the weather a bathroom here deals with.

MeasureBWI Airport
Days a year with a low at or below freezing93 days8
Days a year when the high stays at or below freezing11 days8
Days a year with a high of 90°F or more34 days8

Cold snaps put pipes in outside walls at risk, and long hot, humid stretches make a fan that vents outdoors worth the money. Ask for both on a bathroom built against an exterior wall.

Regional trade wages

BLS publishes wages for the Baltimore-Columbia-Towson metro, which includes Anne Arundel County, but not for the county alone. Medians here and nationally:

MeasureBaltimore metroUnited States
Plumbers, median hourly wage$30.38/hr9$30.67/hr9
Electricians, median hourly wage$31.54/hr9$30.38/hr9
Carpenters, median hourly wage$29.99/hr9$29.12/hr9

Permits

Where you live in the county decides who issues the permit. Inside the City of Annapolis, the city's own permit office handles it; everywhere else, it's Anne Arundel County's Department of Inspections and Permits. In the county, a remodel that stays inside the house is a residential alteration, and adding or moving fixtures brings in a plumbing permit filed by a licensed trade. Annapolis publishes typical turnaround times; the county's permit pages don't.

  • Anne Arundel County treats construction or renovation inside an existing house that doesn't expand its footprint as a residential alteration, permitted under its Single Family Dwelling Permit, and says permit requirements may vary when drywall is being replaced.10
  • In Anne Arundel County a plumbing permit is required for adding or relocating fixtures and piping, including piping for future use.11
  • In Anne Arundel County an electrical permit covers electrical work such as installing wiring, fixtures and transformers.12
  • Anne Arundel County says licensed electricians, plumbers and mechanics may apply for trade permits.13
  • Anne Arundel County takes permit applications online through its Land Use Navigator system, which is also where inspections are scheduled and results checked.11
  • In the City of Annapolis, an owner who plans to alter or repair a building, or to install, alter or replace any electrical, gas, mechanical or plumbing system, must first apply to the city for the permit its code requires, and an authorized agent may apply for the owner.14
  • The City of Annapolis says a building permit generally takes about 2 to 3 weeks to process and simple permits may be issued sooner, while plumbing, mechanical and electrical permits are in many cases issued within 24 hours of submittal.15

Two kinds of bathroom remodel here

45%2 of Anne Arundel's homes predate 1980. In those houses a bathroom remodel often means taking out an original tub, tile and vanity and finding out what the floor and pipes look like underneath. The EPA lists vinyl floor tile, vinyl sheet backing and flooring adhesives among products that may contain asbestos, which is released mainly when the material is disturbed.16 The EPA advises having an accredited asbestos professional inspect before a remodel that could disturb suspect materials, and not sanding or power-stripping suspect flooring yourself.17

40%2 of the county's homes were built in 1990 or later. There the work is usually an update: a soaking tub traded for a walk-in shower, a second sink, better lighting. Keeping the drain where it is saves money; moving it means a plumbing permit.

Where the water comes from

Anne Arundel County's 13 water treatment facilities draw from the Upper Patapsco, Lower Patapsco, Patuxent and Aquia aquifers, through wells 150 to 1,550 feet deep.18 The City of Annapolis draws its drinking water from eight wells drilled into confined aquifers.19

Neither utility's 2025 water quality report gives a hardness figure. If you're choosing between finishes that show water spots and ones that hide them, a simple home water test is the way to find out what your tap delivers.

Planning a bathroom for every age

30%6 of owner-occupied homes in the county are headed by someone sixty-five or older. More than one in four adults 65 and older fall each year.20 The National Institute on Aging suggests non-skid surfaces wherever a floor can get wet and a light left on in the bathroom at night.21

Anne Arundel County's Supporting Older Adults with Resources (SOAR) program, for older adults who need long-term services and supports, can include safety-related minor home repairs and modifications, subject to yearly funding and eligibility review.22 For bigger changes, The program makes zero-interest loans deferred for 30 years, or grants of up to $25,000 for applicants who don't qualify for a loan, for changes such as widening doorways, accessible showers, ramps, grab bars and lever handles; applications are available from local county housing offices and Maryland Access Point agencies.23 NAHB's Certified Aging-in-Place Specialist (CAPS) credential trains remodelers in home modifications for aging in place.24
