Kitchen remodeling on Long Island

Cost vs. Value's 2025 New York market, the nearest to Long Island, listed a major midrange kitchen remodel at $90,2521, compared with $82,7932 nationwide. Long Island differs most in fuel: 26%3 of Nassau homes and 44%3 of Suffolk homes heat with oil, so a house may have no gas line for a range to connect to.

Kitchen prices from the New York market

No Long Island market appears in Cost vs. Value's 2025 report. The New York figures are the nearest, in the same metro, and every kitchen job runs above the national average.

MeasureNew York marketU.S. average
Minor midrange kitchen remodel, job cost$31,4191$28,4582
Major midrange kitchen remodel, job cost$90,2521$82,7932
Major upscale kitchen remodel, job cost$183,1721$164,1042

Cost vs. Value's major midrange kitchen job updates an outdated 200-square-foot kitchen that keeps a functional layout, with 30 linear feet of semi-custom wood cabinets, a 3-by-5-foot island, laminate counters, a vented range hood, built-in microwave, dishwasher, disposal, custom lighting and new resilient flooring.4 That is close to what opening a ranch kitchen to the living room involves, before the cost of taking out the wall.

Kitchens from the postwar decades

Nassau County did most of its building in the two decades after the war. Suffolk's houses are newer on the whole.

MeasureNassau CountySuffolk County
Homes built before 196066%531%5
Homes built before 194019%59%5

A ranch or Cape kitchen of that era was a closed room with a short run of counter. Taking down the wall to the living room is the change many owners want, and whether that wall carries the ceiling or roof decides if the permit needs a structural design.

Oil country

Heating fuel is the Census figure closest to showing whether a house has utility gas. Suffolk relies on oil far more than Nassau does.

MeasureNassau CountySuffolk County
Occupied homes heated with utility gas62%341%3
Occupied homes heated with fuel oil or kerosene26%344%3
Occupied homes heated with electricity7%39%3

Without gas service, the choice is a new gas line, propane, or an electric or induction range on its own circuit, and each needs a permit from the town or village. Ask the company which way your house points before you pick the range.

Home values against kitchen budgets

Nassau's median owner-occupied home is worth well above New York State's.

MeasureNassau CountyNew York State
Median home value (owner-occupied)$684,7006$423,8006

Next to a Nassau median of $684,7006, the upscale major kitchen at $183,1721 is a fraction of the house's value. A better check is what kitchens in comparable houses on your street already have.

Wages for the kitchen trades

These are May 2025 medians for the New York–Newark–Jersey City metro. BLS publishes no separate table for Nassau and Suffolk.

MeasureNew York metroUnited States
Carpenters, median hourly wage$35.72/hr7$29.12/hr7
Cabinetmakers and bench carpenters, median hourly wage$28.96/hr7$22.44/hr7
Plumbers, median hourly wage$37.79/hr7$30.67/hr7
Electricians, median hourly wage$37.99/hr7$30.38/hr7

All four trades earn above their national medians. Leaving the sink on its existing drain and the range on its existing wall keeps the plumber's and electrician's share of a ranch kitchen small.

Permits

Kitchen permits on Long Island come from your town or incorporated village. Hempstead's code exempts ordinary repairs that aren't structural, but altering the house, adding plumbing or replacing a fixture needs a permit, and plumbing applications must come from a licensed master plumber. Nassau County doesn't license plumbers or electricians itself, so the local building department is where to confirm who may do that work.

  • The Town of Hempstead requires a building permit before anyone starts erecting, enlarging or altering a building, but not for ordinary repairs that aren't structural.8
  • In the Town of Hempstead, installing new plumbing or extending or altering existing plumbing requires a permit from the Department of Buildings.8
  • Hempstead's code lets repairs to existing plumbing be made without a permit, but that exemption does not cover new soil, waste or vent pipes, added fixtures, or replacing existing fixtures with others.8
  • Plumbing permit applications in the Town of Hempstead must be made by licensed master plumbers.8
  • Nassau County's Office of Consumer Affairs does not license electricians or plumbers and sends residents to their local building department for those trades.9
  • In the Village of Rockville Centre, the village's own Building Department issues residential construction permits and electrician and plumber licenses, and inspects licensed work.10

Opening up a postwar kitchen

With 34%5 of Nassau homes built in the 1950s, a great many Long Island kitchens began as small closed rooms beside the living room. Removing that wall is permit work under the town's code. The Town of Hempstead requires a building permit before anyone starts erecting, enlarging or altering a building, but not for ordinary repairs that aren't structural.8

For homes built before 1978, the EPA advises hiring contractors who use only lead-safe certified renovators.11 The EPA notes that painted window sashes and frames in homes built before 1978 may contain lead-based paint, which opening and closing the window can release as dust, and that a kitchen remodel may be a good time to replace old windows.11

Under Hempstead's code, an owner can be held liable for work that lacks a required permit even if the work was already there when they took over the property.8 If an earlier owner moved the sink or added a circuit without a permit, a remodel is a likely time for it to surface, so ask the company to point out anything that looks unpermitted.

Hoods, makeup air and circuits

These are national model code rules; ask how your town's building department applies New York's code. The 2021 International Residential Code says a kitchen range exhaust must discharge outdoors through its own airtight duct with a backdraft damper, never into an attic, crawl space or other indoor area; listed ductless hoods are the exception.12 In a one-story ranch the duct can run up through the attic to the outside; in a Cape, ask where it can exit before settling the range location.

The EPA notes that ASHRAE and the Home Ventilation Institute recommend a range hood of 100 cubic feet per minute for a typical range, and that larger fans may need makeup air so the house isn't depressurized enough to make combustion equipment backdraft.11 Where a home has a fuel-burning appliance that is neither direct-vent nor mechanically vented, the 2021 International Residential Code requires makeup air for any exhaust system able to move more than 400 cubic feet per minute.13 An older oil boiler or water heater that vents up a chimney is the kind of appliance that rule has in mind.

The 2021 International Residential Code calls for at least two 20-ampere branch circuits for kitchen and dining-area receptacle outlets, and allows an outlet for a specific appliance to have its own circuit.14 The same code requires ground-fault (GFCI) protection on receptacles that serve kitchen countertop surfaces.15 A house still on its original electrical service may need a panel upgrade before the new appliances go in.

A kitchen for the long run

More than one in four adults 65 and older fall each year.16 The National Institute on Aging suggests keeping frequently used pots, pans and utensils where they are easy to reach, and preparing food while seated to prevent fatigue or loss of balance.17 A ranch keeps everything on one floor, and opening its kitchen also opens room to turn a walker or wheelchair.

NAHB's Certified Aging-in-Place Specialist (CAPS) credential trains remodelers in home modifications for aging in place.18 In a Cape, ask whether the plan leaves space for a first-floor bedroom later, since the kitchen is often the room that gives up the square footage.

After you're connected

Look up the company's county license before you sign. Nassau County's Office of Consumer Affairs licenses home improvement contractors, and its daily-updated lookup shows each license's status and what work the contractor's insurance does and doesn't cover.9 Suffolk County's License and Complaint Violation Look Up searches county license records, including home improvement, master plumbing and master electrical licenses, by license number, name, business name, phone or address, along with complaint and violation information.19 Check a New York license

A New York home improvement contractor must deposit payments received before the job is finished as the Lien Law requires, or instead give the owner a bond, contract of indemnity or irrevocable letter of credit, and the contract must tell the owner so.20

Questions people ask

What does a kitchen remodel cost on Long Island?

Using Cost vs. Value's 2025 New York figures, the nearest it prices, a minor midrange kitchen ran $31,4191, a major midrange one $90,2521 and an upscale one $183,1721. Removing a wall or bringing in gas adds permit work on top.

Can I open my kitchen to the living room?

Usually, but it's permit work. The Town of Hempstead requires a building permit before anyone starts erecting, enlarging or altering a building, but not for ordinary repairs that aren't structural.8 If the wall carries the ceiling or roof, a beam design goes in with the application.

My house heats with oil. Can I still have a gas range?

Plenty of houses here are in the same spot: 26%3 of Nassau homes heat with oil. The options are a new gas line, propane, or an electric or induction range, and each needs a permit from your town or village.
