Bathroom remodeling in San Antonio
A midrange bathroom remodel in San Antonio cost $20,9851 in the 2025 Cost vs. Value report, well under the $26,1382 national figure. The local factor to plan around is who does the trade work: a homeowner can pull many permits, but new plumbing, wiring or HVAC has to go to licensed trade contractors.

What a San Antonio bathroom costs
Cost vs. Value has its own San Antonio page, and the 2025 edition is the newest one published.
| Measure | San Antonio | U.S. average |
|---|---|---|
| Midrange bathroom remodel, job cost | $20,9851 | $26,1382 |
| Upscale bathroom remodel, job cost | $69,1571 | $81,6122 |
| Universal-design bathroom remodel, job cost | $33,5021 | $42,1832 |
Every San Antonio bath job prices below the national average. A tub moved to a new wall or a rotted subfloor will change your number more than the market does.
When San Antonio's homes went up
Census year-built counts for the City of San Antonio and all of Bexar County:
| Measure | City of San Antonio | Bexar County |
|---|---|---|
| Homes built before 1940 | 5%3 | 4%3 |
| Homes built 1940–1959 | 14%3 | 11%3 |
| Homes built before 1980 | 43%3 | 36%3 |
| Homes built 1990 or later | 41%3 | 49%3 |
The city's stock skews older than the county's newer suburbs, so a bath inside the city limits is more likely to hide original drain lines and earlier patch jobs. Ask how the company handles what it finds once the old tile comes off.
Home values next to bath costs
Median owner-occupied home values help keep a bathroom budget in proportion to the house.
What bathroom trades earn in San Antonio
Four trades do most of the work in a bath: plumbing, wiring, framing and tile. Median hourly wages for the San Antonio–New Braunfels metro, from the Bureau of Labor Statistics:
| Measure | San Antonio metro | United States |
|---|---|---|
| Plumbers, median hourly wage | $27.97/hr5 | $30.67/hr5 |
| Electricians, median hourly wage | $27.41/hr5 | $30.38/hr5 |
| Carpenters, median hourly wage | $23.51/hr5 | $29.12/hr5 |
| Tile and stone setters, median hourly wage | $21.48/hr5 | $26.77/hr5 |
All four trades earn less here than their national medians, carpenters and tile setters most of all, which helps explain why the city's job costs run low.
Heat and humidity at the airport
NOAA's normals for San Antonio International Airport count far more hot days than freezing nights, and its humidity tables cover July afternoons.
| Measure | San Antonio Intl. |
|---|---|
| Days a year with a high of 90°F or more | 122 days6 |
| Days a year with a high of 100°F or more | 18 days6 |
| Days a year with a low at or below freezing | 14 days6 |
| July afternoon relative humidity | 52%7 |
With summer this long, an exhaust fan ducted outside and sized for the room does more for a San Antonio bath than any heated floor. Freezes are rare, but a pipe in an exterior wall still needs insulation on the cold side.
Permits
San Antonio's Development Services Department handles residential permits inside the city limits. A remodel or repair usually needs a building permit, while cabinets, counters, flooring, paint and tile on their own are on the city's no-permit list. Plumbing, electrical and mechanical work each carry their own permit, pulled by a licensed trade contractor registered with the city, and a bath that changes only the interior doesn't need historic review even in a historic district.
- San Antonio's Development Services Department says a building permit is typically required to build, remodel, repair or demolish a structure, with exceptions for some general repairs on its No Permit Required List.8
- San Antonio's No Permit Required List includes cabinets and countertops, carpeting and wood or laminate flooring, and painting, plastering, sheetrock repair, wallpapering and tiling.9
- A San Antonio project may need several permits, such as building, electrical, mechanical and plumbing, depending on its scope.8
- San Antonio homeowners can pull permits for many kinds of non-structural work on their own home, but must use licensed trade contractors for new electrical, plumbing or HVAC components, and can get a plumbing permit only for an existing homestead where they do the work themselves.8
- In San Antonio, trade contractors licensed by the city or state and registered with the city can pull electrical, mechanical and plumbing permits on a homeowner's behalf.8
- In San Antonio, a contractor must be registered as a home improvement contractor to get permits for non-structural remodeling, and as a residential building contractor for structural alterations or remodels, additions and foundation repairs.10
- San Antonio's Office of Historic Preservation doesn't need to approve work that is interior only, with no work on exterior windows or doors, though a Development Services permit may still be required.11

Before you hire
Texas doesn't license general contractors, so ask for the license numbers of the plumber, electrician and HVAC contractor on your job and check them with TDLR or the State Board of Plumbing Examiners.

Bathrooms in San Antonio's older houses
5%3 of homes in the city were built before 1940, in close-in neighborhoods such as Beacon Hill and Monte Vista. If the bath you're redoing is the only one in the house, plan for how you'll manage while it's torn out. Another 14%3 went up in the two decades after the war.
SAWS offers a free water service line inspection through Project Lead, and homes built before 1989 that haven't had a service line inspection are eligible.12 If your house is that old and you're opening the bathroom walls anyway, the inspection is worth scheduling first. The EPA notes that lead can collect inside galvanized pipe and later reach drinking water, and that solder made before 1986 contained high levels of lead.13
The EPA lists vinyl floor tile, vinyl sheet backing and flooring adhesives among products that may contain asbestos, which is released mainly when the material is disturbed.14 Before an old vinyl floor is torn out of a midcentury bath, The EPA advises having an accredited asbestos professional inspect before a remodel that could disturb suspect materials, and not sanding or power-stripping suspect flooring yourself.15
Where San Antonio's water comes from
SAWS drinking water comes from groundwater in the Edwards, Carrizo, Simsboro, Trinity and Wilcox aquifers and, in some areas, surface water from Canyon Lake.12 SAWS describes the Edwards Aquifer as intensely faulted and fractured carbonate limestone within the Balcones fault zone.16
SAWS's water quality report says secondary constituents, the ones that affect taste, color and odor, aren't required in the report, and points to the state's Texas Drinking Water Watch for those results.12 That means the yearly report gives no hardness number, so ask the company what it sees on fixtures in your part of town and plan for glass and faucet finishes that are easy to wipe down.
A bath for staying in the house
More than one in four adults 65 and older fall each year.17 The CDC's home fall-prevention checklist recommends grab bars in and beside the tub and next to the toilet, and a non-slip surface on tub and shower floors.18 The National Institute on Aging suggests non-skid surfaces wherever a floor can get wet and a light left on in the bathroom at night.19
In San Antonio, Cost vs. Value priced a universal-design bath at $33,5021 in 2025. Many of the city's ranches are already one story, which makes a curbless shower and wider door easier to fit than in a two-story house. NAHB's Certified Aging-in-Place Specialist (CAPS) credential trains remodelers in home modifications for aging in place.20
