Bathroom remodeling in Austin

A midrange bathroom remodel in Austin cost $20,9851 in the 2025 Cost vs. Value report, well below the $26,1382 national figure. The local rule to know is that Austin doesn't treat a tub or shower swap as exempt work, so even a like-for-like replacement needs a permit.

What an Austin bathroom costs

Cost vs. Value covers Austin directly; its 2025 edition is the latest available.

MeasureAustinU.S. average
Midrange bathroom remodel, job cost$20,9851$26,1382
Upscale bathroom remodel, job cost$69,1571$81,6122
Universal-design bathroom remodel, job cost$33,5021$42,1832

The report prices Austin's bath jobs under the national averages and gives them exactly the same job costs as San Antonio's. Read them as a reference for a typical job, and ask any company whose quote is far off what's driving the difference.

How new Austin's houses are

Year-built counts from the Census Bureau, for Austin proper and for Travis County as a whole:

MeasureCity of AustinTravis County
Homes built 1990 or later55%361%3
Homes built 2000 or later43%348%3
Homes built before 198028%324%3
Homes built 1950–196911%39%3

Most Austin baths are in houses from the last few decades, so the typical job is a tired builder-grade bath with a fiberglass tub, not a gut of old cast iron. In the older central neighborhoods, expect the opposite.

What homes are worth here

Austin's home values are high next to its bath costs.

MeasureCity of AustinTravis County
Median home value (owner-occupied)$555,3004$523,0004

Even the upscale bath at $69,1571 is a small fraction of a median Austin home at $555,3004, which is why higher-end finishes are easier to justify here than in most of Texas.

What bathroom trades earn in Austin

Bureau of Labor Statistics medians for the Austin–Round Rock–San Marcos metro. BLS publishes no tile-setter estimate for this metro, so the air conditioning trade, which often moves a vent in a bath remodel, is shown instead.

MeasureAustin metroUnited States
Plumbers, median hourly wage$30.20/hr5$30.67/hr5
Electricians, median hourly wage$29.03/hr5$30.38/hr5
Carpenters, median hourly wage$24.16/hr5$29.12/hr5
Heating, air conditioning and refrigeration mechanics, median hourly wage$29.24/hr5$29.33/hr5

Plumbers and air conditioning mechanics earn close to their national medians here, while carpenters fall well short.

Heat at Camp Mabry

NOAA's normals for Camp Mabry, Austin's long-record station near the center of the city, and its July humidity figure:

Days a year with a high of 100°F or more29 days6
Days a year with a low at or below freezing12 days6
July afternoon relative humidity50%7

Freezing nights are few, and the long hot season is the bigger design factor: a bath fan that vents outdoors, not into the attic, keeps steam from adding to the air conditioner's load.

How hard Austin's water is

Austin Water posts its hardness range in the 2025 Consumer Confidence Report.

MeasureAustin Water
Water hardness, yearly average93 mg/L8
Water hardness, lowest result70 mg/L8
Water hardness, highest result126 mg/L8

The USGS classes water at 61 to 120 mg/L of hardness as moderately hard.9 The USGS classes water at 121 to 180 mg/L of hardness as hard.9 Austin's average sits in the moderately hard band, with the high end reaching hard, so glass doors and chrome will still spot without a squeegee.

Permits

The City of Austin's Development Services Department reviews residential remodels. Tile, cabinets, counters and paint are exempt finish work, and so is swapping a faucet or toilet when no other trade is involved, but installing or replacing a tub or shower is not. Interior remodels go in through an online form, with floor plans when walls or fixtures move. Contractors, and owners acting as their own contractor, register with the city, and a homeowner can do their own trade work only under a homestead permit.

  • Austin says a new installation or replacement of a shower, tub, or combination tub and shower is not exempt from permits.10
  • Austin's list of work exempt from building permits includes painting, papering, tiling, carpeting, cabinets, countertops and similar finish work.10
  • Austin exempts work to repair or replace fixtures and to replace exposed traps, fixture supply valves or faucets, as long as the work doesn't involve other city departments or inspections from other trades.10
  • Austin takes interior remodel applications through an Interior Remodel web form and asks for existing and proposed floor plans when the work removes or adds any wall, window, door or plumbing fixture.11
  • Austin's Homestead Permit lets a homeowner who isn't licensed do electrical, mechanical or plumbing work in the homestead that is their principal residence, if they have a homestead exemption on file with the appraisal district and haven't taken a homestead permit for another residence in the prior 12 months; the main electric service is excluded.12
  • The City of Austin requires trade contractors, general contractors and homeowners acting as contractors to register with its Building and Trade Contractor Services before work starts on a building or trade permit, and mechanical, electrical and plumbing contractors also need a license from the state board for their trade.13

Before you hire

Texas doesn't license general contractors, so ask for the license numbers of the plumber, electrician and HVAC contractor on your job and check them with TDLR or the State Board of Plumbing Examiners.

Newer houses, older houses and the ground under them

61%3 of Travis County homes were built in 1990 or later. In a house that age, the bath remodel often means pulling out a one-piece tub surround and a builder vanity. Austin says a new installation or replacement of a shower, tub, or combination tub and shower is not exempt from permits.10

Closer in, the picture changes: 11%3 of homes in the city were built in the 1950s and 1960s, including ranches in neighborhoods such as Allandale and Crestview. The EPA lists vinyl floor tile, vinyl sheet backing and flooring adhesives among products that may contain asbestos, which is released mainly when the material is disturbed.14 The EPA notes that lead can collect inside galvanized pipe and later reach drinking water, and that solder made before 1986 contained high levels of lead.15

Texas A&M AgriLife Extension's Travis County office says I-35 roughly separates the Edwards Plateau on Austin's west side, with thin soils over exposed limestone, from the Blackland Prairie on the east.16 The same office says Blackland Prairie clay soils shrink and swell with moisture, opening wide cracks and heaving things like fence posts and patios.16 On the east side, ask the company to check for cracked floor tile or doors that bind before you choose a large-format tile floor.

Planning a bath for aging in place

More than one in four adults 65 and older fall each year.17 The CDC's home fall-prevention checklist recommends grab bars in and beside the tub and next to the toilet, and a non-slip surface on tub and shower floors.18 The National Institute on Aging suggests non-skid surfaces wherever a floor can get wet and a light left on in the bathroom at night.19

Cost vs. Value's 2025 Austin page priced a universal-design bath at $33,5021. In a two-story suburban house where every full bath is upstairs, adding a downstairs shower may matter more than the grab bars. NAHB's Certified Aging-in-Place Specialist (CAPS) credential trains remodelers in home modifications for aging in place.20

Questions people ask

How much does a bathroom remodel cost in Austin?

In the 2025 Cost vs. Value report, a midrange Austin bath came to $20,9851, an upscale one to $69,1571 and a universal-design bath to $33,5021. Moving the drain, the tile you choose and what turns up behind the walls will move your price.

Yes. Austin says a new installation or replacement of a shower, tub, or combination tub and shower is not exempt from permits.10 Austin exempts work to repair or replace fixtures and to replace exposed traps, fixture supply valves or faucets, as long as the work doesn't involve other city departments or inspections from other trades.10

Moderately, on average. Austin Water's 2025 report lists hardness from 70 mg/L8 to 126 mg/L8, averaging 93 mg/L8. Austin Water treats its water with a lime softening process, which it says helps coat pipes and prevent corrosion.8
