What an accessible bath costs in San Antonio

Cost vs. Value's universal-design job swaps the tub for a curbless shower and makes the room usable from a wheelchair. Its 2025 San Antonio figures, with an ordinary midrange bath for scale:

MeasureSan AntonioU.S. average
Universal-design bathroom remodel, job cost$33,5021$42,1832
Midrange bathroom remodel, job cost$20,9851$26,1382
Universal-design bathroom remodel, resale value$22,8521$25,8122
Universal-design bathroom remodel, cost recouped at resale68%161%2

The accessible version costs noticeably more than a standard midrange bath here, but San Antonio buyers credit a larger share of it than buyers nationally do.

Older households in San Antonio and Bexar County

How many San Antonio homes have a householder past retirement age, from Census tenure-by-age counts:

MeasureCity of San AntonioBexar County
Owner-occupied homes headed by someone 65 or older32%429%4
Owner-occupied homes headed by someone 75 or older13%412%4
Occupied homes headed by someone 65 or older22%422%4

About a third of the city's homeowners are sixty-five or older, more than across the county. Counting renters, more than one household in five is headed by someone that age.

Disability by age

Share of residents who say they have serious trouble seeing, hearing, remembering, walking or caring for themselves, from the Census Bureau's disability estimates:

MeasureCity of San AntonioBexar County
Residents with a disability, share16%315%3
Residents 65 to 74 with a disability, share34%332%3
Residents 75 and older with a disability, share55%353%3
Residents 65 and older with an ambulatory difficulty, share28%327%3

These shares run well above Austin's, at every age shown. Past seventy-five, more than half of city residents report a disability, and trouble walking or climbing stairs is common enough among older residents that a step into the shower is worth removing early.

When the only bath is in the wrong place

If the house has no full bath on the main floor, adding one may solve more than remodeling the old one. Cost vs. Value's 2025 San Antonio figures:

MeasureSan AntonioU.S. average
Bathroom addition, midrange, job cost$50,8041$60,6455
Bathroom addition, midrange, cost recouped at resale49%153%6

A first-floor bathroom addition costs more than a universal-design remodel, so it makes sense mainly where the existing bath can't be reached or made wide enough.

When the bathrooms were built

Census year-built shares, inside the city and across the county:

MeasureCity of San AntonioBexar County
Homes built 1940–195914%711%7
Homes built 1960–197923%721%7
Homes built 1990 or later41%749%7

A large share of city homes date from the postwar decades. In a bathroom that age, plan on reframing the doorway and rethinking the layout rather than just swapping fixtures.

What accessible-bath trades earn here

Four trades carry an accessible bath: plumbing for the lowered drain, carpentry for the wider door and wall backing, wiring for switches at seated height, and tile for the sloped floor. BLS medians for the San Antonio metro:

MeasureSan Antonio metroUnited States
Plumbers, median hourly wage$27.97/hr8$30.67/hr8
Carpenters, median hourly wage$23.51/hr8$29.12/hr8
Electricians, median hourly wage$27.41/hr8$30.38/hr8
Tile and stone setters, median hourly wage$21.48/hr8$26.77/hr8

Every trade on the list earns less here than nationally, which is part of why the local universal-design price sits well under the national one.

Permits

New tile or a new vanity alone needs no permit in San Antonio, but an accessible bath usually goes further. Moving a drain for a curbless shower is plumbing, moving switches is electrical and widening a doorway can be structural, so expect a building permit with trade permits alongside it. Licensed trade contractors registered with the city pull those trade permits; a homeowner can pull a plumbing permit only for an existing homestead where they do the work themselves. Small remodel permits are issued over the counter.

  • San Antonio's No Permit Required List includes cabinets and countertops, carpeting and wood or laminate flooring, and painting, plastering, sheetrock repair, wallpapering and tiling.9
  • San Antonio's Development Services Department says a building permit is typically required to build, remodel, repair or demolish a structure, with exceptions for some general repairs on its No Permit Required List.10
  • A San Antonio project may need several permits, such as building, electrical, mechanical and plumbing, depending on its scope.10
  • In San Antonio, trade contractors licensed by the city or state and registered with the city can pull electrical, mechanical and plumbing permits on a homeowner's behalf.10
  • San Antonio homeowners can pull permits for many kinds of non-structural work on their own home, but must use licensed trade contractors for new electrical, plumbing or HVAC components, and can get a plumbing permit only for an existing homestead where they do the work themselves.10
  • San Antonio issues general repair and small remodel permits over the counter at the Cliff Morton Development and Business Services Center.10

Fitting a curbless shower into a San Antonio house

23%7 of the city's homes went up in the 1960s and 1970s. In a one-story house the bathroom is already on the main floor, which helps; the usual obstacles are a narrow door off the hall and a tub boxed in by two walls.

Slab-on-ground foundations became common in the early 1950s, and light houses on slabs over expansive soil are more exposed to damage when the soil's moisture changes.11 On a slab, a curbless shower means cutting the concrete so the floor can slope to a lowered drain. If the floor already tilts or the tile has cracked in a line, have the foundation checked first.

In a two-story house where every full bath is upstairs, price a main-floor bathroom addition, $50,8041 in the 2025 report, against a stair lift before committing to either.

Who it helps and what to ask for

More than one in four adults 65 and older fall each year.12 The CDC says falling once doubles an older adult's chances of falling again.12 The CDC's home fall-prevention checklist recommends grab bars in and beside the tub and next to the toilet, and a non-slip surface on tub and shower floors.13

Cost vs. Value's universal-design bath job removes the tub for a curbless, tiled walk-in shower with an adjustable showerhead, fold-out seat, thermostatic mixing valve and glass door, puts in a comfort-height toilet with a bidet-type seat, and rearranges storage so it can be reached from a seated position.14 The National Institute on Aging suggests non-skid surfaces wherever a floor can get wet and a light left on in the bathroom at night.15

If you have fallen, the NIA notes, your doctor might suggest that an occupational therapist, physical therapist or nurse visit your home to assess its safety and advise you about changes.15 Bring the therapist's notes to the first meeting: which side the person transfers from, the seat height that works and whether a walker or chair has to turn in the room. NAHB's Certified Aging-in-Place Specialist (CAPS) credential trains remodelers in home modifications for aging in place.16

Help paying for it in San Antonio and Bexar County

San Antonio's Minor Repair Loan offers 0 percent forgivable loans for repairs under $25,000 that improve safety, health, accessibility and code compliance, including accessible bathrooms, ramps, plumbing and electrical work, with the city paying the homeowner's chosen contractor directly.17 To qualify for San Antonio's Minor Repair Loan, you must own and live in a single-family home in the city with a current homestead exemption, earn no more than 80 percent of area median income, and be current on property taxes and mortgage; reverse mortgages don't qualify.17

San Antonio says it typically takes four to eight months from a Minor Repair Loan application to signing loan documents, and the work itself one to six weeks; the program doesn't pay for rent or relocation if you have to move out.17 San Antonio's 2022 Affordable Housing Bond set aside $45 million to help homeowners fix their homes, focused on safety and accessibility improvements, with applicants reviewed for major rehabilitation, minor rehabilitation or a new roof.18

The state's area agency on aging directory lists a Bexar County AAA that serves Bexar County alone, while the separate Alamo AAA, at the same San Antonio address, serves the surrounding counties, including Comal, Guadalupe, Kendall and Medina.19 Care coordination through AACOG's area agencies on aging, for adults 60 and older, can include minor home repairs or modifications, with priority for people recovering from a major illness, health crisis or hospital stay.20

Texas's Amy Young Barrier Removal Program gives one-time grants of up to $22,500 for accessibility modifications and hazard removal in homes of households that include a person with a disability and earn no more than 80 percent of area median family income; renters and homeowners both qualify, and applications go through local nonprofit and government administrators.21 Texas's Amy Young Barrier Removal Program can pay for handrails and ramps, wider doors, lower counters and cabinets, and accessible showers, toilets and sinks, and at least 75 percent of each grant must go to removing barriers.22 For a veteran, check with the VA first. The VA's Home Improvements and Structural Alterations (HISA) benefit pays for medically necessary changes to a veteran's or servicemember's primary residence, including use of essential bathroom facilities such as roll-in showers and lowering sinks and counters.23

After you're connected

If you use the city loan, the city pays your chosen contractor, but checking that contractor is still on you. San Antonio's Find a Contractor page offers a search by type of work, and contractors whose city registration is canceled or suspended go on its Contractor Sanctions Report.24 The Texas State Board of Plumbing Examiners' public license search looks up plumbers by name, by name and license type, by license number, or by city or county.25 Under Texas law, a purchase of goods or services over $25 that is personally solicited and agreed to somewhere other than the seller's place of business can be canceled until midnight of the third business day after signing, and the seller must hand over a contract or receipt with a bold cancellation notice.26 Check a Texas license
